This is an awesome ranch on spring fed Patterson Creek in Lampasas County. This stretch of Patterson Creek has a concrete dam with multiple springs feeding it, creating a long, crystal-clear hole of water stocked with fish and great for swimming and kayaking. The tract is the old homestead of the original Arnold Ranch. The barn that was built in the late 1800s has been well-preserved and maintained and would make a great event venue or restoration project. The rock chimney and original water cistern are still standing in a grove of massive Live Oak trees. This ranch offers good hunting, some improved grass pasture for grazing livestock, and multiple building sites with great views and nice Live Oak trees. Electricity, water and septic are in place at the RV site with a shed for an RV. Water and electricity are also run to the barn and other locations on the ranch. This is a great Hill Country ranch located about 80 miles from Austin and just 15 miles from Lampasas. It is next door to the Bar 17 Ranch and Arena event center. This is a pristine ranch with light restrictions in place preserving the area. An ag exemption is in place held with a grazing lease to the Bar 17 Ranch, but this lease is terminable if you wish to establish you own livestock or wildlife exemption.
