Partridge Creek is a fantastic creek with crystal clear water flowing over limestone with pockets of deep water and large gravel bars.  The property features both sides of the creek for approximately 2000 feet.  The creek offers a vast array of recreational activities including fishing, swimming, kayaking, and fossil and artifact hunting in the gravel bars and on the bluffs along its banks.  This creek is also known to have dinosaur tracks in the limestone bottom.  The north side of the creek has been cleared leaving large hardwood trees in a park-like oasis, while the south side, about 30 acres, has been left undisturbed creating a hidden wildlife sanctuary.

This ranch is in an area known for great hunting for whitetail deer, turkey, hogs and an occasional exotic.  Mostly larger conservative neighbors will allow wildlife management practices to be successful in growing quality animals.  The new owner would also have the opportunity to join Vista Mountain Wildlife Management Association Coop providing management advice and ideas from a group peers and TPW MLD status.

In addition to the creek, there is a substantial water way that runs the length of the property and enters Partridge Creek in a rugged canyon.  The mouth of the canyon has a limestone shelf with a steep drop-off, creating a beautiful water wall in normal rainfall periods.  This water way currently supports two ponds on the upper part of the property.  These ponds have silted in over time and need to be cleaned out to be a constant water source.  The bottom end of the water way creates a great opportunity to build a nice small lake with plenty of drainage coming from the highway all the way through the property.

If you are looking for a place to build a home, this property offers one of the best sites I've seen.  There is a point where a steep bluff above Partridge Creek meets a rugged canyon providing dramatic south easterly views of the creek and surrounding country side extending to the Vista Mountains in the distant.  This spot has been cleared of all cedar, leaving large Live Oaks and is almost completely invisible to the public eye.
