The property is located at the south end of beautiful LAKE NOCONA. The main gates are on Black Rd on the west side of the ranch, Kerr Road on the east and Rivercrest on the north. Nocona has an estimated population of 3,059. The ranch is approximately a ten-minute drive from downtown Nocona. Nocona is a wine and brewery destination, located at the convergence of the Red River Wine Trail and the Cross Timbers Wine Trail. Nocona is rich in history thanks to the old Chisolm Trail. It is also known as a weekend destination because of some of the prettiest scenery in all of North Texas. This ranch is in the Cross Timbers section of North Central Texas. Tree species on the ranch include Blackjack Oak, Spanish Oak, Red Oak, Mesquite, Juniper, Elm, Cedar Elm. There is excellent habitat and forage for wildlife. An abundance of native grasses exists on the ranch including Big Bluestem, Little Blue Stem, Coastal varieties, and some other bunch grasses. Wild plum and blackberry thickets thrive. Soil types on the ranch include Cona association, Windthorst and Daffau soils, Windthorst sandy loam soils, Pulexas fine sandy loam, Gowen Soils, Miller, Renfro loam, Vernon-Knoco complex and Daffau-Guilied land complex.

Nocona Ranch is beautifully watered with 14 surface tanks, over 1 mile of Farmers Creek (this creek feds Lake Nocona), and 3 water wells. Average annual rainfall for Montague County is 36 inches. The average July high is 94.3 and the average January low is 28.9. The growing season for Montague County is typically 244 days, Mid-March to around November 1.

The terrain of this property is rolling with great elevations offering long vistas of the property, lakes, creek, wooded areas, countryside and on.... into Oklahoma! Nocona Ranch has a pleasing mix of pasture and wooded areas, rocky outcroppings and Pecan bottom. There are many outstanding building sites.

There is a cabin at the hunting headquarters with kitchen, bath and sleeping accommodations. The cabin has a concrete front porch. The game cleaning station is located behind the cabin. To the side of the cabin is a concrete drive and slab holding a Conex storage building with additonal covered parking protection. The headquarters has water well, electricity and septic.
Centrally located is pull through RV parking featuring concrete slab spaces to accommodate two RV's with full hookups and a game cleaning station. The road system across the ranch has been built to last a lifetime and has been well maintained including concrete construction of two low water creek crossings with culverts.
Recreation/Hunting:
Activities on the ranch include hiking/biking over miles of trails/roads throughout the ranch. There is a rifle range and an abundance of typical Texas wildlife on the ranch: deer, turkey, quail, pig, dove and more. The terrain and vegetation provide an abundance of natural wildlife habitat. The lakes on the ranch provide fishing. Lake Nocona is classified as the fourth-leading bass fishing lake in Texas. Other aquatic species include Hybrid striped bass, white bass, blue catfish, flathead catfish and white crappie. With miles of beautiful shoreline, Lake Nocona is listed as #8 Most Beautiful Lake in Texas! Watersports abound. Migratory waterfowl is abundant in this region.
