Location:

Lake Nocona Ranch is located at the south end of beautiful LAKE NOCONA, a 1362 acre lake with an 80' depth. Lake Nocona is touted as the 8th most beautiful lake in Texas and the 4th best bass fishing lake! Road/Frontage Access:

The ranch is accessed off Black Rd, Kerr Road and Rivercrest Dr via a private entrance. These are well-maintained county gravel roads. The interior ranch road offer approximately 3 miles of highly developed roads.

Land:

This ranch is in the Cross Timbers section of North Central Texas. Tree species on the ranch include Blackjack Oak, Spanish Oak, Red Oak, Mesquite, Juniper, Elm, Cedar Elm.  There is excellent habitat and forage for wildlife. An abundance of native grasses exists on the ranch including Big Bluestem, Little Blue Stem, Coastal varieties, and some other bunch grasses. Wild plum and blackberry thickets thrive. Soil types on the ranch include Cona association, Windthorst and Daffau soils, Windthorst sandy loam soils, Pulexas fine sandy loam, Gowen Soils, Miller, Renfro loam, Vernon-Knoco complex and Daffau-Guilied land complex.

Water:

Lake Nocona Ranch is beautifully watered with 14 surface tanks, over 1 mile of Farmers Creek (this creek feeds Lake Nocona), a second,seasonal creek and 3 water wells. Average annual rainfall for Montague County is 36 inches. The average July high is 94.3 and the average January low is 28.9. The growing season for Montague County is typically 244 days, Mid-March to around November 1.

Terrain/Topography:

The terrain of this property is rolling with great elevations ranging from 830 feet at the lowest point at Lake Nocona to 940 feet, offering long vistas of the property, lakes, creek, wooded areas, countryside and on.... into Oklahoma.  A ridge of rocky outcroppings jutting off of the high point with a hidden tank offers hiking and jeep trails adding additional recreational fun. Nocona Ranch has a pleasing mix of pasture and wooded areas, rocky outcroppings and Pecan bottom.  The ranch has a multitude of potential build sites.  The land along the creeks is heavily wooded with trails in every direction. Other property improvements include three water wells and associated underground pipe infrastructure and risers, one septic system, good perimeter and interior fencing, approximately 3.5 mils of all weather ranch roads provided good access to all portions of the ranch, with minor two-track mowed pasture road to secluded area. There are 2 RV hook-ups, 2 deer hanging stations, 2 concrete low-water crossings, a good set of livetock pens located in the central portion of the ranch.

Recreation/Hunting:

The ranch has a small shooting range near the cabin.  Free-ranging whitetail deer have been managed to produce trophy bucks. Game feeders and blinds are strategically placed on the ranch. The terrain and vegetation provide an abundance of natural wildlife habitat.  Turkey, bobcats, dove and quail as well as other game are available. The lakes on the ranch provide fishing. Lake Nocona is classified as the fourth-leading bass fishing lake in Texas. Other aquatic species include Hybrid striped bass, white bass, blue catfish, flathead catfish and white crappie. With miles of beautiful shoreline, Lake Nocona is listed as #8 Most Beautiful Lake in Texas! Watersports abound. Migratory waterfowl is abundant in this region.
