CR 190 (Stephens County), Cisco, Texas$3,808,402.60
The historic Chesley Ranch in Stephens County is truly one of a kind! This ranch property was at one time part of a larger family ranch that has decades of history from cowboys riding the range to present day hunting and grazing operations. The ranch remains virtually untouched except for road and fence maintenance. The very diverse terrain goes from sandy loam flats to rocky mountaintops where you can see for miles. It is far enough away to feel "lost" yet close enough to buy groceries (15 minutes to Cisco or Breckenridge). This is a very scenic part of Stephens County. You will turn off Hwy 183 at Gunsight and head west for about 7 miles to the entrance. Along the way you will leave a smooth paved road that turns into a maintained gravel county road, you will go through an area of very nicely manicured ranch properties to an area that is more heavily wooded and wilderness. When walking the ranch you get the feel that you are visiting a national park because of the vastness of the ranch and lack of visible rooftops anywhere. But just down the road about 7 or 8 miles are extremely nice ranches with large ranch homes. You would never guess! The native grasses on the Chesley Ranch are strong and the cattle are fat this Spring. There are numerous lakes/stock tanks and seasonal creeks throughout the ranch. Several of the tanks appear to be spring-fed and you will find running springs on the ranch. The only improvements are the fences and the cattle pens. There is not any water wells on the ranch but there is power on the southwest corner of the ranch at the "hunter's camp". There are water wells in the area. The ranch is currently leased for hunting and grazing but tenants are aware the ranch is for sale. The sellers will convey minerals owned at the price they are seeking for this ranch. There are no high power transmission lines running through the ranch. The ranch does have an existing oil and gas lease. If you are looking for a ranch within an hour and a half of the Fort Worth/Dallas metroplex, a ranch that offers exciting terrain, solitude and also has hunting and grazing opportunities then this is the ranch for you. At $1850 per acre you will have a ranch you can put your stamp on. A ranch with old Texas history from cowboys to oil and gas to family feuds...the stuff Texas is made of!
